A lack of servicing, maintenance, and its requirements can contribute to this among other factors:
- Poor and incorrect installation
- Lack of understanding and knowledge from the tenants/homeowners on how an MVHR system operates.
- The system has not been commissioned correctly in line with Part F regulations, or by a BPEC certified engineer
- Valves have been removed, changed, obstructed by furniture, or concealed by retrofitted PVC ceilings.

- It has become increasingly noisy. Debris built up results in the unit working harder, so this may show as a motor or a PCB issue.
- The unit is making no sound at all. E.g, A clogged system, an issue with ducting, motors, or sensors, or the unit has tripped at the consumer board.
- The unit doesn’t seem to be clearing steam as quickly, or not at all. So If you notice that the steam in your bathroom isn’t clearing, this could lead to condensation and mould issues. Indicate a motor/ ducting sensor problem, or that the unit was not commissioned correctly to achieve the correct extraction rates.
- The household feels humid and stuffy. For instance, an average family home can create 24 pints of water a day.
Site Survey and Analysis
Firstly, for each property privately owned, or part of a larger housing scheme, Brookvent will provide a detailed site survey. The survey documents include everything from the date of service, make, model, and a serial number of your MVHR unit, a best practice installation check, a ductwork and insulation check, drainage connection check, an airflow rate check, and rebalance/re-commissioning if necessary as well as any recommendations for repairs or improvements and filter change.

Upon completion of your service, our engineers will take you through the works they have completed and discuss with you the best practice use of your system, provide each customer with an information leaflet outlining the functions, benefits, and faqs of the system because we want to give consumers knowledge about their ventilation system.
